Assessments & Billing

What to know: Annual assessments fund road maintenance, snow removal, administration, and community services

How to pay: Sanitary District Fees are billed with your County Property Tax assessment. Our current collection rate is $410 per lot and 3.5 cents per $100 of improved value as determined by County Assessments

Roads & Maintenance

Private roads: Please drive slowly and yield to maintenance crews.

Snow & ice: Plowing is prioritized by main routes and grade; treat steep driveways and side roads with extra caution.

Report an issue: Potholes, washouts, downed trees—use Contact Us → Subject: Road Maintenance. Add location details and photos if possible.

Culverts & drainage: It is the Homeowner’s responsibility to keep driveway culverts clear to prevent washouts and flooding. Replacement Culverts can be installed at the homeowner’s expense for the culvert itself, and the POA will cover the installation and gravel expenses. Please contact us if you need a replacement or upgrade
Trash, Recycling & Utilities

Trash & recycling: Follow county guidance for pickup or convenience centers. Secure carts and do not leave trash out overnight—we’re in active wildlife habitat. Freedom Disposal Services our community for a fee and they can be reached at 540-631-3467

Utilities: Rappahannock Electric Cooperative is our Electricity Provider and they can be reached at 540-622-2001. Please report downed power lines, trees on power lines and electric outages to them via phone or the MyREC app.

Large items & hazardous waste: Refer to county instructions for approved drop-off locations and schedules.
Safety, Wildlife & Good Neighbor Tips

Speed limit: Drive cautiously—gravel, curves, and wildlife crossings are common.

Fire safety: Follow local burn restrictions; keep address numbers visible for emergency response.

Wildlife wise: Never feed wildlife. Store trash securely; clean grills; bring in pet food.

Noise & pets: Respect quiet hours per County Ordinances. All pets must be under physical control of the homeowner at all times and not leave the boundaries of your property when outdoors if running loose.

Lakes & common areas: Pack out what you pack in; follow posted rules. Only Residents may use the Lake and common areas at the entrance of the community. All guests and non-resident family members MUST be accompanied at all times by a resident. The Conservation Police patrol our lake and will cite violators for Trespass to Fish.
