• Are roads/facilities private? Can outside access be granted?

    Roads and facilities are private for owners/guests only. No portion of a lot may be sold/used as a right-of-way to property outside the subdivision (except unsold Association lots or Association-built roads). (Restrictive Covenants, §§7–8)

  • Do I need approval for new construction or exterior changes?

    Yes. New dwellings, outbuildings, and any improvements requiring a building permit must be approved by the Architectural Committee before work begins. The Committee may charge a reasonable administrative fee and set protective conditions. (Restrictive Covenants, §2)

  • What is the Emergency Reserve Fund?

    A $10,000 emergency-only fund (e.g., damage to common property). At least 10% of road/facility fees are added annually until it reaches $10,000. Withdrawals require the approvals specified in the By-Laws; if used, it must be replenished. (By-Laws, Art. XI)
